The site is located at Old Horns Lane, Booker, High Wycombe. The site is positioned just outside of High Wycombe, only 1.4 miles from Junction 4 of the M40.

The site is bound by Wycombe Air Centre and British Army Reserve Centre to its western boundary, the M40 immediately on its eastern boundary and Cressex Road to its southern
boundary (one of only two routes from High Wycombe to Marlow and Maidenhead beyond).

The site was granted Outline planning consent (ref: 21/08290/OUT) on 18th July 2023 for the development of 10 industrial units under Class E(g)(iii) development. Prior to this, the site had been greenbelt land and has not been previously developed.
